The assistant property manager typically meets with current tenants pertaining to issues concerning the property and prospective tenants. Functions
The property manager assistant shows apartments to potential new tenants and explains the lease agreements and stipulations. The property manager assistant might be responsible for credit and background checks, and assist in making final decisions regarding applicants. In addition, the assistant may be in charge of marketing and advertising programs on vacancies. The assistant can also supervise maintenance personnel and formulate work orders. Addressing and documenting tenant complaints are another responsibility.
Skills
The property manager assistant must have good oral and written communication skills, able to resolve problems concerning issues with the property or tenants. Also necessary are computer skills to assist with administrative duties, rent collections, move in - move out procedures etc. as well as create posters and fliers.
Environment
At a large building or complex, the work of a property manager can be hectic and challenging, with patience often required. Tenants often walk in with inquiries; prospective tenants seek information on vacancies while other issues are already occurring.

Thorough knowledge of lease terms, specifications and all community policies.
Knowledgeable of required telephone and sales techniques.
Knowledgeable of current market conditions.
Fully informed of current rental rates, sizes, locations and all amenities of property.
Maintain contact with all apartment locator services and local businesses to provide informational material. Update periodically.
Responsible for "shopping" competitive properties.
Develop full knowledge of application information required, screening processes and policies regarding rentals.
Responsible to conduct out-reach marketing at least once per week.
Develop and maintain an on-going resident retention program under direction of Community Manager.
Responsible to play an active role in the renewal process.
Responsible for maintaining and updating Leasing and Property Information Handbook and Advertising Log Book.
Efficient and timely processing of all required administrative forms, reports and related information.
Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
Courteous, efficient handling of resident requests and complaints.
Responsible for maintaining a professional appearance and attitude at all times.
Responsible for seeking educational opportunities and self-improvement for personal growth and development.
Responsible for assisting Community Manager in collection of delinquent rents.
